Yuba County is currently leaning toward sellers, with conditions that still favor homeowners who are listing. The market gauge sits at 25, indicating that sellers generally have the upper hand. Even so, buyers are seeing a bit more breathing room than in a very hot market.
Home values have been climbing, with the typical home value at about $457,500 in March 2026, up 5.17% from last year and 7.65% just since February. List prices are moving similarly, with a median list price of $474,900 and a month-over-month jump of 7.96%. Homes are taking longer to sell, now sitting a median of 61 days on the market, which is up nearly 91% from a year ago and about 13% from last month.
Inventory is growing month to month, rising 13.33% to 238 homes, yet it is still down 15.3% compared with last year and equals roughly 3.3 months of supply. Sellers are often pricing ambitiously, reflected in 22.7% of listings seeing a price drop and about 37.5% of homes still selling above list, with an average sale-to-list ratio near 0.99.
