Inventory in Loma Rica has expanded in the latest rolling three-month view, with active listings up more than 14 percent year over year. New listings have surged even more sharply, rising over 200 percent from a year ago. With months of supply climbing to about 8 months, buyers have more options and sellers are facing more competition than they did last year.

Contract activity has not kept pace with the increase in homes available. Homes sold over the past three months are down roughly 18 percent year over year, and pending sales are also lower by about 19 percent. This gap between supply and demand helps explain why properties are spending much longer on the market, with median days on market soaring compared with a year ago.

Prices are reacting to these conditions in different ways. Typical home values are still up nearly 5 percent year over year, yet the median list price has fallen by almost 12 percent, suggesting sellers are adjusting asking prices to attract buyers. Only about one in four homes is selling above list price, and the average sale-to-list ratio has dipped to about 95 percent.
