The typical home value is about $950,000, which is up 9.83 percent from a year ago but slipped 5.0 percent since last month, while the median list price edged down 1.67 percent to roughly $1,032,500. Homes are also taking longer to sell, with the median days on market jumping to 83 days, an increase of 80.43 percent month over month and more than triple compared to a year ago.
Even with slower movement, Castle Pines still leans toward a seller’s market, reflected in a market gauge of 29 and a months of supply figure at 3.1. Nearly 47.83 percent of listings saw a price drop, only about 16.67 percent of homes sold above list price, and the average sale-to-list ratio sits close to 0.98, signaling that buyers have room to negotiate while sellers can still achieve strong prices.
