Buyers still face a seller-leaning environment though, as months of supply sits at 2.8 and 580 homes are going under contract. With 763 new listings but pending sales down 32.95 percent year over year, shoppers have more options and a bit more time to compare.
Prices are adjusting to this shift in activity. The typical home value is about $680,000, which is 7.48 percent lower than a year ago but slightly higher than last month, and it remains above the Colorado average of $591,400. Sellers are also pricing more cautiously, with the median list price at $719,000 and trending down 1.51 percent month over month.
Time on market reflects this rebalancing, as homes now spend a median of 59 days before selling, more than doubling from a year ago even after a sharp month-over-month drop. Roughly 30 percent of listings take a price cut, and only about 20 percent of sales close above list price, with an average sale-to-list ratio just under 0.99.
