Douglas County is seeing a solid flow of listings and sales activity. In May 2026, active listings rose about 8% from the prior month to 2,751, while homes sold inched up to 655. New listings, however, dropped more than 11% from April and are down over 22% from a year ago, suggesting less fresh inventory coming to market even as options on the market have recently grown.

Pricing is holding fairly steady while adjusting to these shifting inventory patterns. The typical home value is just under $720,000 and is roughly flat year over year, even as the median list price has dipped a bit compared with last year. Homes are taking longer to go under contract, with the median days on market at 20, a sharp increase from a year ago, and months of supply has edged up to about three, keeping conditions tilted toward sellers but with more breathing room for buyers.

Compared with Colorado overall, Douglas County is more expensive, with a higher typical sale price than the statewide median of $563,000 and slightly tighter supply than the state’s roughly four months. A smaller share of homes is selling above list now, at about 18%, and the average sale-to-list ratio hovers just under 100%, showing that buyers have modest negotiation power while sellers still achieve close to their asking prices.
