Castle Rock’s rolling three-month numbers through May 2026 point to slightly softer prices than a year ago, with the typical home value down about 3 percent. Listing prices are following a similar path, easing roughly 5 percent year over year. At the same time, the share of homes selling above list has held fairly steady compared with last year, indicating buyers and sellers are still meeting close to expectations.

Viewed in the latest three-month window, activity has picked up even as prices have dipped. Homes sold are up sharply from earlier this year, rising nearly 37 percent on a rolling basis, while new listings have climbed about 18 percent and active inventory has grown to just under 1,000 properties. Days on market have shortened dramatically since late winter, dropping from 55 days in March to 21 days in the most recent period, even though they are slightly higher than a year ago.

Supply conditions show some loosening from last year but still lean toward sellers, with about 3.2 months of inventory compared with more than 4 months a year ago in this rolling view. Most homes are still closing very close to asking price, with the average sale-to-list ratio just under 100 percent, and more than 40 percent going under contract within two weeks.
