July’s finalized data reported the typical value of a home in the city to be $109,900—down 81.65% over the previous 12 months. For comparison, county-level data pegged home values at $357,950 in Fremont County for the most recent reporting period. That number is expected to float around $377,550 in August.

Coal Creek had 11 new listings and 4 listings that went under contract in July, increasing the area’s total available inventory to 35—up 2.94% from the previous month. Inventory is projected to have further increased in August.

Of those 35 active listings, 51.43% reduced their price in the month of July. The median listing price for homes in Coal Creek fell 23.55% from June to July, bringing the current median listing price to $565,000. Based on projected data for August, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In July 2025, the median time for a listed property to go pending was 9 days, compared to 4 days in July 2024.
