Mountain Shadows home prices have eased over the past year, with the typical home value down around 8% in this rolling three-month view. That decline contrasts with the wider Colorado Springs market, where prices are down a bit more mildly year over year. Inventory has expanded more sharply here, with active listings up over 20% from a year ago and months of supply rising to about 4.9 months.

Conditions in the latest period show a market adjusting but still moving. Homes are spending a median of 26 days on the market, noticeably faster than a year ago. Buyer activity has picked up, with homes sold up nearly 29% and new listings jumping more than 45% year over year, even as pending sales have slipped compared with last spring.

Pricing dynamics point to more negotiation power than in the recent past. Only about 15% of homes are selling above list price, and the average sale-to-list ratio is just under 99%, suggesting many sellers are accepting small discounts. Even so, nearly half of homes are going under contract within two weeks, which shows well-priced properties still draw quick interest.
