Active listings edged up to 218 in May, a modest year-over-year increase of about 2 percent, while new listings also rose around 5 percent from last year. Homes sold ticked up roughly 5 percent year over year, even as pending sales dropped nearly 29 percent compared with a year ago, signaling some cooling in new contract activity.

With an average sale-to-list ratio around 97 percent and only about 13 percent of homes selling above list, final sale prices are landing slightly under asking for many properties.

The median days on market spiked to 71 days, up sharply from a year ago, even as months of supply eased to 4.3, similar to Colorado’s overall level of about 4 months and consistent with a buyer-leaning environment.
