Homes in LoHi are moving at a measured but faster pace than recently, with the median time on market dropping to 26 days in March 2026, a sharp month-over-month decline of about 46 percent even though it is still roughly 53 percent higher than a year ago. This shift suggests buyers have a bit more time than in past peak periods, yet desirable listings do not linger.

Home values and asking prices sit well above the broader Denver area, with a typical home value of about $857,500 compared with $630,000 citywide. Month over month, LoHi’s typical value jumped about 14 percent, even as it slipped 1.44 percent year over year. The median list price is about $996,500, up slightly from last month by 0.4 percent.

Supply is fairly limited, with 62 active listings in March and a 12.73 percent increase from the prior month, while new listings fell roughly 17 percent year over year to 72. Only about 11.9 percent of recent sales closed above the asking price, and the average sale-to-list ratio sits near 0.985, signaling sellers are negotiating but still close to their list prices. Looking ahead, projections show typical values rising toward $910,500 and inventory edging up to 65, keeping conditions aligned with a seller’s market.
