Inventory in West Denver has expanded in this rolling three-month view, with months of supply up sharply year over year to 6.7 and slightly more active listings than a year ago. Contract activity has cooled in contrast, as homes sold and pending sales are both down double digits compared with the same period last year.
Pricing is adjusting to this slower pace, with the typical home value down slightly year over year and the median list price falling by a bit more than 10 percent. Sellers are also waiting longer for offers, as median days on market have risen to 49, up from the low 20s a year ago.
West Denver now shows a looser balance than the broader Denver city market, which has about 5.3 months of supply and a rising median sale price.
