West Denver’s for-sale housing stock is relatively tight, with 147 homes on the market in March and inventory down 16.48% from last year. Contract activity has cooled compared with a year ago as pending sales are 17.61% lower and new listings are 6.94% below last year, even though 201 homes were newly listed.
Pricing has been moving upward as this lean supply meets solid demand, pushing the typical home value to about $575,000 after an 8.49% annual increase and a 9.53% monthly jump. List prices are reacting even faster, with the median list price at roughly $589,900 in March, up 10.84% from the prior month as sellers respond to brisker interest.
Homes are changing hands more quickly, spending a median of 26.5 days on the market, which is 51.82% faster than the previous month and 8.62% faster than a year ago. With about 21.59% of recent sales closing above the asking price, an average sale-to-list ratio near 0.98, and a Seller’s Market reading of 13, conditions favor owners more than shoppers even though West Denver’s typical value trails Denver’s $630,000 citywide level.
