Northwest Denver’s rolling three-month data through May 2026 shows momentum building into late spring. Median sale prices ticked up about 5% from the prior period to roughly $775,000, while homes sold jumped more than 30%, signaling increased activity.

Inventory and new listings have also shifted recently. Active listings climbed by about one-fifth month over month, yet new listings eased slightly compared with a year ago. Homes are moving faster than earlier in the year, with median days on market dropping from 21 to 14 in the latest rolling window.

Looking at the bigger picture, typical home values in Northwest Denver are down a bit year over year, while the broader city of Denver has seen modest price gains. Months of supply has fallen sharply compared with last year and now sits around three and a half months, aligning closely with the city overall and still reflecting a seller-leaning environment. Nearly 22% of homes sold above list price and the average sale-to-list ratio is just under 100%, underscoring firm pricing.
