November’s finalized data reported the typical value of a home in the county to be $752,500—up 6.02% over the previous 12 months. For comparison, state-level data pegged home values at $599,800 in Colorado for the most recent reporting period. That number is expected to float around $587,050 in December.
La Plata County had 32 new listings and 48 listings that went under contract in November, decreasing the area’s total available inventory to 294—down 15.76% from the previous month. Inventory is projected to have further decreased in December.
Of those 294 active listings, 17.01% reduced their price in the month of November. The median listing price for homes in La Plata County grew 4.93% from October to November, bringing the current median listing price to $787,000. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
