Simla is currently tilted toward sellers according to the latest market gauge, even though conditions look slow in several ways. Months of supply has climbed to about 9.6 in this rolling three-month view, which usually points to a strong advantage for buyers. Homes are also taking a long time to sell, with the median days on market stretching to 163 days.

Prices, however, tell a different story and help explain the seller-leaning gauge. The typical home value over the past three months is up sharply year over year, rising more than 60 percent, while the median list price is up by over 30 percent in the same period. At the same time, the share of homes selling above list price has dropped to zero and the average sale-to-list ratio has edged slightly lower, suggesting buyers have been gaining some negotiation room.

Activity levels show a small and selective market. Only two homes sold during the latest three-month period, but new listings are up compared with last year and active inventory has increased modestly. Pending sales are down from a year ago even though they jumped month to month, indicating some uncertainty in buyer follow-through.
