April’s finalized data reported the typical value of a home in the neighborhood to be $279,900—down 6.15% over the previous 12 months. For comparison, city-level data pegged home values at $260,000 in Wilmington for the most recent reporting period. That number is expected to float around $271,500 in May.
Southwest Wilmington had 12 new listings and 12 listings that went under contract in April, decreasing the area’s total available inventory to 4—down 20.0% from the previous month. Inventory is projected to have further decreased in May.
The median listing price for homes in Southwest Wilmington fell 0.0% from March to April, bringing the current median listing price to $277,400. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
