April’s finalized data reported the typical value of a home in the neighborhood to be $177,450—up 4.69% over the previous 12 months. For comparison, city-level data pegged home values at $260,000 in Wilmington for the most recent reporting period. That number is expected to float around $271,500 in May.

Downtown Wilmington had 29 new listings and 28 listings that went under contract in April, decreasing the area’s total available inventory to 21—down 12.5% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Downtown Wilmington grew 9.5% from March to April, bringing the current median listing price to $219,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 45 days, compared to -47 days in April 2024.
