For comparison, city-level data pegged home values at $193,700 in Brent for the most recent reporting period. That number is expected to float around $195,620 in May.

Montclair had 15 new listings and 9 listings that went under contract in April, increasing the area’s total available inventory to 12—up 33.33% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Montclair fell 6.25% from March to April, bringing the current median listing price to $149,900. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
