Inventory in Citrus County has eased from earlier in the year, with about 2,000 active listings in August and a modest month-over-month decline. Contract activity has cooled slightly, as homes sold fell nearly 9 percent from July while pending sales and new listings also pulled back.
Pricing is showing some give as sales adjust, with the typical home value down about 3 percent from July and roughly 9 percent lower than a year ago. List prices, however, are edging up both month over month and year over year, suggesting sellers are still testing the market even as buyers gain a bit more leverage.
Homes are moving faster than earlier in 2026, with median days on market dropping to about 70 days, down more than 10 percent from last year. With about four and a half months of supply locally compared with five and a half months statewide, and most sales closing just a few percent below list price, both buyers and sellers can benefit from an experienced local agent that Agent Pronto can help them find.
