Year-over-year, Bermuda Riviera’s rolling three-month numbers show notable shifts in both prices and activity. The typical home value is down about 38% from a year ago, landing around $1.17 million, while Fort Lauderdale overall has seen prices rise. At the same time, active listings in the neighborhood are up more than 120% compared with last year, giving buyers more options than before.

In the latest rolling three-month period ending in May 2026, inventory and sales are both picking up. There are 24 active listings and 6 homes sold, with closed sales more than tripling over the past year and pending sales up roughly 137%, pointing to stronger transaction volume.

Conditions also reflect a market working toward better balance. Months of supply has fallen steeply over the past year to about 6.9 months, close to Fort Lauderdale’s 7.5 months, and homes now spend a median of 69 days on the market, down sharply from much longer marketing times last year. Sellers are still making some concessions, with homes closing at about 92% of list price and none selling above asking in this period, even as roughly 14% go off the market within two weeks.
