Franklin County’s housing market has seen notable shifts compared with last year. Typical home values are up around a fifth year over year, even as the broader Florida market has barely moved. Homes are also selling far faster than a year ago, with median days on market down by roughly two thirds.
In the latest August snapshot, the typical home value sits around $528,000 with a median list price near $574,000, and homes are generally closing at about 95 percent of list. Sales activity has picked up, with homes sold up more than 50 percent and pending sales up nearly 80 percent from a year earlier, even though the share of properties selling above list price remains low.
Inventory still leans toward buyers, with about 10 months of supply in Franklin County versus roughly five and a half months statewide. Active listings are slightly higher than last year, and new listings have inched up as well, giving shoppers more options.
