Franklin County home values have dipped over the past year, with the typical home value down around 7 percent compared to last June. Listing prices are only slightly lower year over year, suggesting sellers are still aiming high despite softer values. At the same time, homes are taking much longer to sell, with median days on market up sharply from a year ago and inventory nearly doubling to more than ten months of supply.
In the latest June 2026 snapshot, the typical home value sits around $519,000, above the Florida state median of about $399,000. Buyers are seeing plenty of options with 359 active listings and a months-of-supply figure of 10.5, far higher than the state’s 5.2 months, underscoring a strong buyer’s market locally.
Current activity shows a mixed picture for momentum. Homes sold are down more than 10 percent year over year, yet pending sales have jumped over 25 percent, hinting that more deals may be in the pipeline even though only about 15 percent of homes go under contract within two weeks. The average sale-to-list ratio, just under 94 percent, confirms buyers are securing meaningful discounts from asking prices.
