High Springs is seeing fewer options coming to market in this rolling three-month view, with new listings down sharply from a year ago and active inventory also lower than last June. Homes are still changing hands, though closed sales are slightly under last year’s level. Contract activity has cooled compared with a year ago as pending sales have slipped.

Pricing has pushed higher over the past year despite the slowdown in new listings and contracts. The typical home value is up solidly year over year, and the median list price has climbed even faster, signaling that sellers are testing higher asking prices. At the same time, months of supply has dropped by about half from a year ago, pointing to tighter conditions than last summer.

Homes are moving more quickly, with the median days on market now in the mid-20s, much faster than earlier this year and well below some prior periods in the historical record. The share of homes selling above list price has stayed in the low teens, and the average sale-to-list ratio is just under full asking, so buyers have some room to negotiate but not a lot.
