Lake City’s rolling three-month numbers show prices moving higher than a year ago even as activity slows. The typical home value is up about 12 percent year over year, while the median list price has risen roughly 9 percent. At the same time, homes sold and new listings are both down more than a third compared with last year, signaling fewer closed deals and fewer fresh options coming to market.

Looking at the latest rolling period ending in May 2026, buyers are seeing a median list price of about $270,000 and a typical home value around $227,000. Homes are taking longer to sell than a year ago, with the median days on market now at 57 days, and only about 10 percent of sales closing above list price.

Supply has built up notably, with months of supply jumping to 9.2 compared with much lower levels a year or two ago, even though active listings have actually slipped about 11 percent year over year. Fewer pending sales, down about 16 percent from last year, underline the cooler pace of accepted offers despite the seller’s market label. With an average sale-to-list ratio near 97 percent, pricing is still relatively firm but leaves room for negotiation in many cases.
