Inventory in Lee County has eased from earlier in the year, with active listings down slightly month over month and more than 13 percent lower than a year ago. New listings, however, just ticked up compared with last month, signaling owners are still bringing homes to market. Pending sales fell sharply from August and are down from last year, suggesting a slower flow of homes going under contract.
Prices are edging lower even as list prices push up. The typical home value has dipped both month over month and year over year, while the median list price is a bit higher than last year, which shows sellers are still testing higher price points even as closed-sale values soften. Homes are moving faster than they did a year ago, with median days on market down about 17 percent annually to around two and a half months.
Supply currently sits near six months, slightly higher than the statewide figure and consistent with Lee County’s classification as a buyer’s market. Only a small share of homes are selling above list price, and the average sale-to-list ratio hovers just under full asking, underscoring the leverage many buyers have in negotiations.
