Inventory in Lee County has eased from earlier in the year, with about 13,000 active listings in May and a modest month-over-month decline. New listings pulled back sharply, down more than 16 percent from April, which may limit fresh options for buyers. Contract activity also slowed on a monthly basis, as homes sold and pending sales each dropped by roughly 9 to 12 percent, even though closed sales are still running higher than a year ago.
Pricing is adjusting gradually in response to these shifting dynamics. The typical home value in May was slightly lower than both the prior month and last year, while the median list price inched up month over month but was nearly flat year over year. Homes are taking about 66 days to go under contract on a typical basis, which is faster than many months over the past year but still gives buyers more time to decide. Only a small share of properties are selling above list price, and the average sale-to-list ratio hovers just under 100 percent, signaling room for negotiation.
