Inventory in Lee County has been easing, with about 11,600 active listings in July and a notable drop of nearly 18 percent from a year ago. Contract activity has cooled from early spring peaks, as homes sold fell more than 10 percent from June, even though sales are still up more than 12 percent year over year. Pending sales also slipped nearly 10 percent month over month, suggesting a slower pace of new contracts heading into late summer.
Home values are holding relatively steady despite the softer flow of new contracts. The typical home value in July was just under $354,000, roughly flat compared with last year, while the median list price has edged down slightly year over year. Homes are lingering longer, with the median days on market rising to 84 in July from 72 in June, pointing to buyers taking more time to make decisions.
Supply and negotiating leverage reflect a clear tilt toward buyers, as months of supply increased to 5.3 in July and the area is characterized as a buyer's market. Sellers are still achieving close to their asking prices, with the average sale-to-list ratio around 96 percent and a small but slightly higher share of homes selling above list than a year ago.
