Fort Myers currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply over the latest rolling three-month period is about 4.7, down sharply from both earlier this year and last year. Homes are taking a median of 74 days to sell, which is longer than a few years ago but slightly faster than earlier in 2026.

Supply has tightened over the past year, as active listings dropped nearly 15% year over year while new listings declined about 11%. At the same time, demand has held up, with homes sold and pending sales both posting double-digit year-over-year gains, up about 12% to 13%. This combination of fewer new options and more completed and in-progress sales helps explain why the market still tilts toward sellers, even as buyers have more time to make decisions than during the frenzied periods of 2022 and 2023.

Pricing in the latest rolling three-month view reflects a cooler but still active market. The typical home value is down slightly from a year ago, and the median list price has also dipped year over year, giving buyers a bit more negotiating room. Only about 2% of homes are selling above list price, and the average sale-to-list ratio sits around 95%, both lower than in recent years.
