Year-over-year, Cape Coral’s rolling three-month data shows prices edging down while activity picks up. The typical home value is about 2 percent lower than a year ago, and median list prices are also down slightly. At the same time, homes sold are up more than 4 percent and pending sales are up over 6 percent, pointing to stronger demand.

In the latest rolling three-month period ending in May 2026, buyers are seeing more room to negotiate. Homes are selling for about 96.7 percent of list price, and only 7.6 percent are closing above asking, a lower share than a couple of years ago. Inventory has thinned compared with last year, with active listings down more than 17 percent and months of supply falling to 4.6, which helps support sellers’ pricing power even as values soften.

Momentum has shifted from the high-frenzy days of 2022, when homes often sold in under three weeks, to a more deliberate pace, with a current median of 60 days on market. That gives buyers more time to consider options, yet the market gauge still points to a seller’s market in Cape Coral. With new listings slightly below last year and demand holding firm, both sides need smart pricing and negotiation strategies.
