Over the rolling three-month period ending in May 2026, Iona’s home values and asking prices have moved noticeably lower than a year ago. The typical home value is down almost one-fifth year over year, and median list prices have fallen by a similar margin. At the same time, homes sold have climbed more than 27 percent compared with last year, showing that more buyers are successfully closing despite softer prices.

In the latest rolling window, buyer activity looks especially strong, with pending sales up about 49 percent year over year. Inventory has tightened compared with last spring, as active listings are down roughly 18 percent annually and months of supply has dropped sharply from double‑digit levels in late 2025 to 5.7 months now.

Days on market offer another signal that conditions are shifting. Homes now take a median of 91 days to sell in this rolling three‑month view, noticeably longer than in 2022 and 2023, yet a much smaller share of listings are going under contract within two weeks, at about 15 percent. Only a small fraction of homes, just over 3 percent, are selling above list price, although the share doing so has risen from the end of last year.
