Year-over-year, Estero’s typical home value has slipped by about 10.53 percent to roughly $425,000, a steeper decline than Lee County’s 1.33 percent dip to around $370,000. Inventory is also down compared with last year, falling 18.9 percent, and pending sales are off by about 4.79 percent as activity cools.
In the latest February 2026 snapshot, homes in Estero typically listed around $527,388 and are spending a longer 80 days on the market, up 42.86 percent from a year ago and 35.59 percent from the prior month. Even with 592 homes for sale, 148 new listings, and 139 pending sales, the 6.4 months of supply and a market gauge of 43 still tilt conditions toward sellers.
Looking ahead to March 2026, projections show typical values easing further to about $375,000, while the projected median list price edges up to roughly $543,583 and inventory holds near 586 homes. With about 41.72 percent of listings seeing price drops, only around 1.08 percent selling above list, and an average sale-to-list ratio near 0.96, buyers gain some leverage while sellers still have solid pricing power.
