Year over year, Levy County’s typical home value has risen modestly, while asking prices have edged down. Homes sold are up more than 16 percent compared with last September, and new listings have climbed by about 38 percent. Inventory continues to build, with active listings up nearly 8 percent from last year and months of supply at 7.2, higher than the Florida average of 5.6 months and consistent with a buyer’s market designation. Very few properties are selling above list price and the average sale-to-list ratio sits around 96 percent, suggesting buyers often have room to negotiate. At the same time, a share of homes is still going under contract within two weeks, so well-priced listings can attract quick interest.
