Raleigh is currently tilted toward sellers, with the market gauge signaling a strong seller’s market. Limited inventory has played a clear role in that reading, as many recent periods showed just one to three active listings at a time. With so few homes available, buyers often have to move quickly when something suitable appears.

Looking back over the rolling three-month view and earlier periods, prices have moved up and down rather than following a straight line. Median sale prices ranged from about $110,000 in early 2023 to around $223,715 by mid-2024, before dipping to $80,000 in late 2025. Days on market have also swung from just 8 days in fall 2022 to 239 days by fall 2025, indicating that some homes still sell quickly while others take much longer.

Seller leverage shows up most clearly in how often homes close above asking price. In 2022, every tracked sale closed above list, and even by mid-2024 about half of sales still did, though more recent periods saw no sales above list as conditions shifted for individual properties. Inventory has hovered at only one to three active listings in many quarters, contributing to tight choices for buyers and pricing power for well-positioned sellers.
