Micco’s rolling three-month data through May 2026 points to rising values alongside shifting dynamics. Typical home value is up more than 30% year over year, even as the median list price has fallen by about 11% in the same period. At the same time, the share of homes selling above list has dropped to zero, reflecting less frequent bidding wars than in prior years.
Looking at recent activity, homes are taking much longer to sell, with median days on market jumping to about 132 days and rising sharply from a year ago.
