Homes in North Quarter are taking longer to sell than in the recent past, with a rolling three-month median of 55 days on market. That is still much slower than Orlando overall, where the broader city sits at 4.8 months of supply, while North Quarter holds at just 2 months, indicating tighter conditions locally.
Prices have adjusted downward over the past year, with the typical home value down about 7 percent year over year. Median list prices have fallen even more sharply over that span, dropping more than 15 percent. With the average sale-to-list ratio near 99 percent, sellers are generally closing the gap between asking and final prices.
