Homes in North Quarter have been taking much longer to sell in the recent rolling three-month period, with the median days on market jumping to 81, more than triple the level from a year ago. Even with this slower pace, about 27% of listings are still going off the market within two weeks, signaling a split between slower-moving and quicker-selling homes.

Home values and asking prices have eased compared with last year. The typical home value is down roughly 7% year over year, and the median list price has fallen at a similar rate. Sellers are receiving about 95% of their asking price on average, and virtually no homes are closing above list.

Inventory has tightened sharply, with active listings down more than 55% from a year ago and months of supply dropping to just 2.1, well below Orlando as a whole at 4.6 months. Despite the lean supply, sales activity has cooled, with homes sold down about 38% year over year and new listings off more than 67%. At the same time, pending sales have slipped more modestly, suggesting some steady buyer interest even as choices shrink.
