Home values in the Orlando Central Business District have moved lower in this rolling three-month view, with the typical home value down nearly 12 percent year over year to about $235,000. List prices have eased as well, slipping a few percent from last year, and now sit below $290,000.

Inventory has shifted noticeably. Active listings are down more than a quarter from a year ago. Yet months of supply is high at around 13 months. Homes are taking much longer to sell, with the median days on market near 99.

Buyer activity has slowed compared with last year, as homes sold and pending sales are both down double digits on a rolling three-month basis, even though new listings have also declined. Very few properties are commanding above-list prices, and the average sale-to-list ratio has dipped to just under 91 percent, signaling buyers often have room to negotiate. Compared with the broader city of Orlando, where the median sale price is closer to $396,000 and supply is under five months, this neighborhood currently leans more toward a buyer’s market.
