Lake Cherokee’s rolling three-month data through September 2026 shows notable year-over-year shifts. Typical home values are down nearly 30 percent from a year ago, yet the median list price is up sharply, rising more than 70 percent. At the same time, months of supply has surged from under 2 months in 2023 to 16 months now, signaling a very different balance between buyers and sellers.
