The typical home value is down sharply year over year, dropping more than a third, while the median list price has eased only slightly. Homes are also taking much longer to sell, with median days on market up dramatically compared with the same period last year.

Looking at recent activity, prices and pace show a slower, more deliberate market. The typical home value over the latest three-month period sits around $284,830, with sellers receiving about 92 percent of their list price on average. Inventory has tightened compared with last year, with active listings down roughly 35 percent and months of supply hovering near four and a half months, suggesting conditions that are still somewhat favorable to sellers but less intense than in past peaks.

Sales volume has softened, with homes sold over the rolling period down compared with a year ago, while new listings and pending sales show only modest year-over-year increases. Properties are taking close to six months to go under contract on a typical timeline, and none of the recent sales closed above list price.
