October’s finalized data reported the typical value of a home in the city to be $405,000—down 2.41% over the previous 12 months. For comparison, county-level data pegged home values at $380,000 in St. Lucie County for the most recent reporting period. That number is expected to float around $375,000 in November.
Port St. Lucie had 557 new listings and 494 listings that went under contract in October, decreasing the area’s total available inventory to 2,122—down 1.8% from the previous month. Inventory is projected to have further decreased in November.
Of those 2,122 active listings, 29.88% reduced their price in the month of October. The median listing price for homes in Port St. Lucie fell 2.2% from September to October, bringing the current median listing price to $420,000. Based on projected data for November, listing prices may continue to fall.
