Inventory and contract activity in Sarasota County show a market with steady movement but some cooling from early summer. Active listings in August rose slightly from the prior month, while homes sold dipped nearly 10 percent, yet sales are still up almost 10 percent compared with a year ago, and pending sales are running more than 7 percent higher year over year.
Pricing has started to ease after stronger levels earlier in 2026. The typical home value is down about 6 percent from July but remains just under 1 percent higher than last year, and the median list price has inched lower both month over month and year over year.
Market pace reflects this balance between supply and demand.
