For comparison, metro-level data pegged home values at $406,000 in the North Port, FL metro area for the most recent reporting period. That number is expected to float around $399,000 in May.

Gulf Gate had 21 new listings and 18 listings that went under contract in April, decreasing the area’s total available inventory to 86—down 1.15% from the previous month. Inventory is projected to have further decreased in May.

Of those 86 active listings, 43.02% reduced their price in the month of April. The median listing price for homes in Gulf Gate fell 27.43% from March to April, bringing the current median listing price to $289,900. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year. In April 2025, the median time for a listed property to go pending was 19 days, compared to 13 days in April 2024.
