Inventory in Manatee County has tightened recently, with about 5,600 active listings in May and a year-over-year decline of more than 11 percent. At the same time, new listings fell at a similar pace compared to last year, which helps explain why months of supply has dropped to 3.8 and is well below the 5.3 months seen across Florida.

Contract activity is showing strength, as homes sold in May were up nearly 7 percent year over year and pending sales jumped more than 13 percent. Pricing has softened slightly, with the typical home value around $413,500, down a bit from a year ago even as the median list price is up nearly 9 percent year over year. Homes are spending about 59 days on the market, and only about 5 percent are selling above list price, reinforcing that sellers need to be accurate and strategic with pricing.
