Manatee County had 1,322 new listings and 1,066 listings that went under contract in February, increasing the area’s total available inventory to 4,428—up 1.26% from the previous month. Inventory is projected to have further increased in March.
Of those 4,428 active listings, 34.44% reduced their price in the month of February. The median listing price for homes in Manatee County grew 0.28% from January to February, bringing the current median listing price to $469,300. Based on projected data for March, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In February 2026, the median time for a listed property to go pending was 75 days, compared to 85 days in February 2025. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this March.
