October’s finalized data reported the typical value of a home in the city to be $340,000—down 8.1% over the previous 12 months. For comparison, county-level data pegged home values at $410,000 in Sarasota County for the most recent reporting period. That number is expected to float around $415,000 in November.
North Port had 288 new listings and 205 listings that went under contract in October, increasing the area’s total available inventory to 1,004—up 0.3% from the previous month. Inventory is projected to have further increased in November.

The median listing price for homes in North Port grew 1.49% from September to October, bringing the current median listing price to $374,950. Based on projected data for November, listing prices may continue to grow.
