Venice currently leans toward sellers, with the market gauge at 32 out of 100. Limited supply and steady demand are keeping conditions tilted in their favor. Buyers still have options, but they are working with fewer choices than in prior years.
Home prices are moving upward, with the typical home value at about $425,000 in March 2026, up 2.41% from last year and 15.65% just since February. The median list price is slightly higher at roughly $432,450, and is projected to edge up again to around $436,175 in April. Compared with Sarasota County’s typical value of about $430,000, Venice is close in price but has seen a smaller year-over-year gain than the county’s 4.88%.
Inventory tightened to 421 homes in March, down 7.47% from the prior month and more than 36% lower than a year ago, with supply at just 2.9 months. Homes are taking longer to sell, with median days on market at 73, up over 35% month over month, and nearly half of listings seeing a price drop, yet only about 3% of homes are selling above list and the average sale-to-list ratio is just under 0.96.
