The typical home value in Venice is projected to be $441,500 for the month of December. November’s finalized data reported the typical value of a home in the city to be $430,000—down 12.24% over the previous 12 months. For comparison, county-level data pegged home values at $403,170 in Sarasota County for the most recent reporting period. That number is expected to float around $397,260 in December.
Venice had 117 new listings and 90 listings that went under contract in November, decreasing the area’s total available inventory to 453—down 1.09% from the previous month. Inventory is projected to have further decreased in December.
Of those 453 active listings, 28.26% reduced their price in the month of November. The median listing price for homes in Venice fell 10.96% from October to November, bringing the current median listing price to $400,000. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 110 days, compared to 126 days in November 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this December.
