Inventory in SoNo has expanded sharply in this rolling three-month view, with active listings up more than 70 percent year over year and sitting at 17 homes. Months of supply has surged to about 11, far above Atlanta’s 5.8 months, which aligns with SoNo’s designation as a buyer’s market. At the same time, contract activity is muted, with homes sold down about 70 percent and pending sales down more than 60 percent compared with a year ago.

Pricing is adjusting to this softer demand. The typical home value is down more than 25 percent year over year, and the median list price has fallen by about half over the same period. Despite those declines, sellers are still getting close to their asking prices on the deals that do close, with an average sale-to-list ratio just under 99 percent.

Homes that do find a buyer are moving faster, with median days on market dropping from roughly five to under three weeks over the past year. New listing activity has picked up dramatically, rising more than 300 percent year over year, which gives buyers more options but also adds pressure on sellers to stand out.
