Year over year in May 2026, Cherokee County’s home values edged up modestly, with the typical home value rising about 1 percent while the state overall saw a similar pace. At the same time, inventory expanded more quickly than the Georgia average, as active listings climbed roughly 15 percent locally compared with just over 1 percent statewide.
In the latest monthly snapshot, prices moved higher while demand stayed solid. The median sale price reached about $494,000 in May, up more than 8 percent from April, and homes sold increased over 6 percent month over month even as new listings dropped more than 17 percent.
Conditions have been tilting toward sellers but with more breathing room for buyers than earlier in the year. Months of supply has fallen from 6.6 in January to 3.2 in May, and typical time on market shortened from 75 days in January to 36 days in May, while only about 17 percent of recent sales closed above list price and the average sale-to-list ratio sits just under 99 percent.
