Year-over-year, Cherokee County’s typical home value in September 2026 dipped modestly, and median list prices also moved down compared with last year. In contrast to the slight pricing softness locally, Georgia as a whole saw a small increase in its median sale price over the same period, indicating Cherokee County is trending a bit differently than the broader state.
In the latest monthly snapshot, buyer activity has cooled, with homes sold down nearly one-fifth from August and pending sales also declining. New listings fell sharply month over month, and active inventory pulled back as well, which means fewer fresh options even as overall supply remains elevated compared with peak pandemic tightness.
Conditions have shifted further in buyers’ favor, with the area now showing about 4.6 months of supply versus 5.6 months across Georgia, and homes sitting on the market longer at a median of 58 days, up more than 10 percent from last year.
