Typical home values are about $704,000, notably higher than the Beaufort County average of $532,450. Even so, buyers have some leverage, as homes are selling for about 95% of list price and only 4.8% are closing above asking.
Prices and listings are moving in different directions, which helps explain the mixed picture. Typical home values are down 12.44% year over year and 18.61% month over month, yet the median list price jumped 15.7% in the past month to about $850,000. Homes are also taking longer to sell, with the median days on market up to 77 days, a rise of more than 71% over last year, signaling that buyers have more time to make decisions.
