October’s finalized data reported the typical value of a home in the city to be $540,000—up 2.96% over the previous 12 months. For comparison, county-level data pegged home values at $533,900 in Beaufort County for the most recent reporting period. That number is expected to float around $528,350 in November.
Bluffton had 85 new listings and 74 listings that went under contract in October, decreasing the area’s total available inventory to 307—down 7.81% from the previous month. Inventory is projected to have further decreased in November.
Of those 307 active listings, 33.88% reduced their price in the month of October. The median listing price for homes in Bluffton fell 4.47% from September to October, bringing the current median listing price to $594,690. Based on projected data for November, listing prices may continue to fall.
