Inventory in Valdosta has expanded in this rolling three-month view, with active listings up sharply from a year ago and reaching 395. New listings, however, have slipped compared with last year, pointing to slower fresh supply. Pending sales and closed sales are both running below year-ago levels, suggesting fewer deals are making it to the finish line even as choices for buyers increase.

Pricing is reacting to this shift in balance. The typical home value is down slightly year over year, while the median list price has risen, indicating sellers are testing higher asking prices even as actual sale prices soften. Homes are also spending more time on the market than they did last year, and a smaller share are closing above list price.
