Inventory in Valdosta has expanded in the latest rolling three-month view, with active listings up more than 16% year over year to 412. New listings, however, have slipped compared with a year ago, indicating that more homes are staying on the market longer rather than more owners listing. Homes sold have dipped slightly year over year, and pending sales are down more sharply, pointing to a slower contract pace than last summer.
Pricing has edged upward even as activity has cooled. The typical home value is up a few percent from a year ago, while the median list price has climbed at a faster double-digit rate, showing sellers are testing higher asking prices. With months of supply jumping from about 3.1 a year ago to 4.2 now, Valdosta is moving toward a more balanced environment even though it is still labeled a seller’s market.
Conditions also reflect more negotiation room than in past years. The share of homes selling above list has fallen to roughly 13%, and the average sale-to-list ratio sits just under 100%, suggesting fewer bidding wars than in 2023. Homes are taking longer to sell than a year ago, with median days on market stretching from around two weeks then to more than a month now, giving buyers more time to decide.
