North Barrington’s rolling three-month data through May 2026 shows prices holding slightly above last year, with the typical home value up about 1 percent year over year. Listing prices, however, have surged much faster, climbing nearly 47 percent from a year ago, signaling sellers are testing higher price points. At the same time, the number of homes sold is down more than 20 percent annually, and new listings have fallen by nearly half, highlighting a tighter pool of available properties.
Looking at current conditions, the typical home value sits around $976,665, while the median list price is much higher at about $1.44 million. Inventory is limited with 27 active listings and roughly 3.7 months of supply, consistent with the area’s seller’s market label even as supply has dropped sharply from last year.
Market pace has shifted as well, with homes taking a median of 68 days to go under contract, far slower than a year ago but an improvement from earlier this spring. Still, more than half of properties are off the market within two weeks, and the average sale-to-list price ratio has edged just above 100 percent, showing buyers often pay near or slightly above asking.
