North Utica is currently tilted toward sellers, with the market gauge indicating a seller’s market. Inventory has thinned compared with last year, as active listings are down about 17 percent on a rolling three-month basis. At the same time, homes are taking longer to sell, with the typical property spending 103 days on the market.

Pricing trends show an interesting split between what sellers are asking and what buyers are paying. The typical home value over the past three months is up about 7 percent year over year, yet the median list price has surged more than 75 percent compared with a year ago. Despite those higher asking prices, the average sale-to-list ratio sits just under 99 percent, and none of the recent sales closed above the list price.

Sales activity looks cooler than a year ago, even as some forward-looking signs are improving. Homes sold in the rolling three-month period are down roughly 49 percent year over year, while new listings have slipped about 16 percent and months of supply is more than triple last year’s level. However, pending sales have jumped nearly 136 percent from a year earlier, pointing to more deals in the pipeline even in a slower environment.
