Year-over-year, Carroll County’s typical home value has slipped while listing prices have climbed, pointing to some tension between what sellers hope to get and what buyers are paying. Compared with the rest of Indiana, where prices are up from a year ago, this area’s softer sale prices suggest buyers may find relatively more value locally than in the broader state market.

In May 2026, the typical home value was about $234,000, down from last year, while the median list price rose nearly 8 percent year over year. Inventory also expanded, with active listings up roughly 16 percent and months of supply nearly doubling to 3.8 months, signaling more options for buyers and slightly less pressure on buyers than the statewide 2.5 months of supply.

Sales activity has cooled, as homes sold fell about 17 percent from a year ago even though new listings surged nearly 60 percent and pending sales climbed more than 16 percent. Even with fewer closings, about one-third of homes sold above list and the average sale-to-list ratio hovered just under 100 percent, indicating sellers are still achieving prices close to asking.
