Harrison County currently leans toward sellers, with the market gauge at 37 and inventory at about two months of supply. Fewer homes are listed than earlier this year, with active listings down about 6 percent month over month and 5 percent year over year. Homes are also moving more quickly, as the median days on market fell to 50 days, dropping sharply from both last month and last year.

Pricing shows some give-and-take between buyers and sellers. The typical home value is around $249,000, down roughly 9 percent from June and about 11 percent compared with last year, while the median list price has also fallen by a similar pace over the year. Even with those declines, sale-to-list ratios remain high at about 97 percent, and only about 10 percent of homes are selling above list price, signaling that buyers have room to negotiate but sellers are still closing near their asking prices.

Sales activity has picked up compared with last year, with homes sold up more than 13 percent and pending sales up just over 10 percent year over year. Inventory is tighter than in Indiana overall, where the state sits closer to 2.8 months of supply, reinforcing Harrison County’s seller-friendly tilt.
