Inventory in Orange County is relatively high, with 98 active listings and 7.2 months of supply in July, well above Indiana’s 2.8 months. Buyer activity is softer, as homes sold dropped nearly 28 percent year over year and pending sales are only modestly higher than a year ago.
Contract flow shows some renewed listing activity, with new listings up more than 50 percent year over year and 25 percent from June. At the same time, homes are taking much longer to sell, with the median days on market climbing to 102 days and rising sharply both month over month and compared with last year.
Pricing is adjusting to these slower conditions, as the average sale-to-list ratio sits under 96 percent and no homes closed above list price in July. Typical home values are up strongly from a year ago, yet the median list price has only inched up slightly, suggesting sellers are tempering asking prices in response to abundant supply.
