Inventory in Orange County held fairly steady in June, with 96 active listings, only a touch higher than the prior month but down nearly 10 percent from last year. New listings ticked up month over month, yet they are still down about 29 percent year over year, and pending sales have dropped sharply over the year, signaling slower contract flow.
Pricing has been adjusting to this softer demand, with the typical home value in June down notably from May but still running more than 20 percent above last year. Sellers are also seeing fewer bidding wars, as only about 7 percent of homes sold above list and the average sale-to-list ratio sits around 95 percent, even as it has inched up slightly compared with a year ago.
Time on market is still lengthy at a median of 64 days, even though that figure improved more than a month compared with May, and supply has eased to 4.7 months, higher than Indiana’s 2.6 months and consistent with a buyer’s market label. Because local prices remain well below the statewide median, buyers may find relative value, while sellers need to price carefully and be patient.
