Orange County’s housing inventory has been edging up, with active listings in August rising about 6 percent from last month and from a year ago. Months of supply sits around 5.4, far above the 2.8 months seen statewide in Indiana, reinforcing its current status as a buyer’s market.
Contract activity shows mixed momentum, as homes sold jumped more than 40 percent from July even while pending sales slipped slightly. New listings increased more than 12 percent month over month and roughly 41 percent year over year, indicating more owners are deciding to test the market.
Pricing is adjusting to these shifts, with the typical home value in August down sharply from July yet still running more than 11 percent higher than a year ago. Homes are also moving faster, as the median days on market dropped more than a third from last month and about 13 percent from last year, and the average sale-to-list ratio has nudged above 97 percent.
