Year-over-year, Cape Elizabeth’s rolling three-month data shows softening prices alongside more selection. The typical home value is down more than 17 percent from a year ago, while the median list price is over 10 percent lower. At the same time, active listings have climbed about 45 percent and new listings are up nearly 43 percent, signaling more options for buyers than last year.

Demand remains solid, with homes sold up about 25 percent and pending sales up nearly 22 percent compared with last year’s rolling period. Even with more inventory, roughly 68 percent of homes are going off the market within two weeks, and the average sale-to-list ratio is just under 100 percent, showing buyers are still paying close to asking prices. The share of homes selling above list has edged down year over year, which may give buyers a bit more negotiating room than in recent peak periods.
